Airbnb Training – Stage One Finding a Property on Airbnb

Your task

You are going to look for Rhianfa Farm Lodge on Airbnb.

Imagine you are a guest looking for somewhere to stay. This will help you understand what guests look for when choosing a holiday property.

Step 1 – Find the property

Go to Airbnb and search using these details:
Location: Brongest, West Wales
Guests: 2 adults and 1 child
Dates: Flexible dates in January 2027

Find the listing for Rhianfa Farm Lodge.

Step 2 – Answer these 6 questions
Once you find the listing, look through it carefully.

1. Where did the property appear?
2. What is the listing title?
3. What is the rating?
4. What do the first 5 photos tell you?
5. What features would matter to guests?
6. Would you book this property?

Step 3 – Think like a guest
Different guests need different things.
Price matters, but it isn't the only thing that influences someone's decision.
For example, some guests travel with several dogs. A property that only allows two dogs might not suit them.
At Golden Meadow, being dog-friendly means more than simply allowing dogs.
Features such as these can make a big difference: > Washable floors >Dogs allowed on the furniture > A large field without sheep > A dog welcome pack > Dog crates > A securely fenced garden that dogs can access from the front door
These features solve real problems for guests. Your job is to think about what guests need, not just what a property offers.
Ask yourself: Why would someone choose this property instead of another one?

Step 4 – Email your answers Email your answers to all six questions to the new LBD email address.
If you cannot find the listing, tell me what you tried. Don't spend ages getting stuck.

Airbnb Training — Stage 2

Quick Summary:

What You Need to Do

What is this stage about?

You are learning about the business side of Airbnb and how we might help holiday cottage owners.

You are not setting up a real listing or changing anything for a client yet. This stage is about watching, exploring and understanding what the work involves.

Your 3 tasks

1. Watch the Airbnb business video

https://airbnbmasteryprogramme.com/youtube?el=WITL

It is approximately 15 minutes long.

Think about:

  • What service is being offered?

  • Why would property owners pay for help?

  • What skills would you need?

You don't need to believe every claim the presenter makes. Just focus on the business idea.

2. Explore Mark Simpson's advice

Start with this video:

https://www.youtube.com/watch?v=EhmaxpSyCaA

Then explore his YouTube channel:

https://www.youtube.com/@MarkSimpsonBusiness

You don't need to watch every video. Look for useful ideas about holiday lets, Airbnb listings and helping owners grow their businesses.

3. Learn why accuracy and policy changes matter

Read the sections about accuracy and Airbnb policy changes.

Remember:

  • Mistakes on live listings can affect real guests, bookings and an owner's income.

  • We must check details carefully rather than guess.

  • Airbnb policies can change, so we need to keep up to date.

  • If we're unsure about something, we ask questions before making changes.

  • We may also be able to help owners build their own websites so they aren't relying entirely on Airbnb.

What do you need to send me?

When you've finished, email me a few notes answering these four points:

  1. What did you learn? One or two things about the Airbnb business.

  2. What did Mark teach you? Something useful from his videos.

  3. What was new to you? Any unfamiliar words, terms or ideas.

  4. What do you think? What interested you, confused you or made you want to ask a question?

A few clear sentences for each point is enough. This isn't a test, and you don't need to know all the answers.

Time allowed

  • Estimated time: 2 hours

  • Training rate: £10 per hour

  • Keep a note of your time.

  • If you reach the estimated time and haven't finished, message me with an update. Don't rush or struggle on without letting me know.

What happens next?

We'll review what you've learned together before moving on to the next stage.

The aim is to build your knowledge and skills gradually, so we can decide whether this is work we're ready to offer to paying clients.

There's no pressure to know everything now. Take your time, make notes and ask me whenever something isn't clear.

The most important things are to learn, think carefully, communicate and ask questions when you need help. 😊
